The statistics are clear, college is still a great investment.

That being said, there’s nothing wrong with investing in blue collar areas but I prefer to invest in the ones that have a higher degree of owner occupancy because the residents of those areas care about where they live and have deeper roots.

@Vina Merrill,Went to college in Knoxville, current a BDM in Chattanooga, where I'm from.

Tuscaloosa is particularly interesting—it’s a growing college town that’s home to the University of Alabama’s flagship campus.

My vision is to keep it a while (it’s paid off) and use the cashflow to help with my kids college.  

You can also rack up a massive degree of fines.

Consider the Local Tenant Pool & Seasonal Demand•Gainesville is a college town, so student tenants might be a big part of the rental market.
