When they pick up, explain that you meant for your LLC to be a disregarded entity and you HAVE NOT filed any tax returns yet.

This will simply causes prices to be even higher, and continue to constrict demand... 

I’ve visited every other property I’ve considered in the past, so this is uncharted territory for me, and it feels a little out of my comfort zone.I’m considering putting it under contract sight unseen to lock it up, but I don’t want to make a rookie mistake here.I'm looking for some advice here.

Generally there are multiple units for each "zone" if you will when I've seen them installed.Regarding your problem at hand, I personally would simply adjust your plan to move and make your initial plan to get the current issues resolved, while costly now, in the long run holding onto the unit will likely pay off. 

You can have an email for each account and you should be able to set your phone up see multiple accounts at once should you get inquiries or messages.Just log into each account to make updates and price changes.

What other costs are actually there that aren't coming up in my search that don't exist when simply filing for exemption?

It ended up being an easy fix, getting steel braces installed for about $6000.

There are a lot of fly by night outfits up here unfortunately.
