The people you pay to mentor you will fully shut you out and do things behind your back.

You will get shut down likely before you hardly even get started. 

Your case is very unique and me personally would want something locked in before we go into another shut down which I see happening.

Folks forget rates did not drop below 6% until 2009, which was due the nearly collapse of the world economy and of course the rock bottom 4 and under was a result of the world shutting down due to covid.  

Love to know. couple things  NV is one state were NMLS registration and state license are required to be a lender on any rehabs on 1 to 4 units.. that's number one.. you check with the statealso I would file a complaint with the state of NV  mortgage enforcement division right away if this guy is not legit he will be shut done and fined.  

Lots of options as far as raising nightly rates as other STRs shut down, converting to MTR or LTR or doing an exchange to another state.

Obviously, he was in the right with the utilities and we refunded him everything he was owed (plus an additional 57 dollars for his inconvenience and to shut him up).
