Last I looked The coastal Ca cities (San Jose, San Francisco, San Diego, LA, OC, etc all had at least a 8/10 neighborhoodscout appreciation rating for this century with most having 10/10.Case shiller used to release best residential Investment market for this century based on total return (appreciation, cash flow, expenses, etc).  

As with most house hacks there will also be an Add Value component and with many of these homes being nearly a century old there is room for this.

I like Albany area but most buildings I found are from the 19th century, literally!

This mostly comes from 2 things 1) cost to rent ratio is all time worse 2) the interest rates are near highest since turn of the century.  

Some recent articles are saying DFW will be as large as NYC by the end of the century - is that long enough for you?
