I got a couple of deals but lost money on the marketing campaign.

This is a small campaign so I want to avoid paying for a service.Any advice or examples would be greatly appreciated. 

Im open to conventional financing or seller financing.To find properties, you can network with local agents and brokers, join local real estate investment groups, use online platforms like Zillow, Realtor.com, and Redfin, send direct mail campaigns, drive for dollars, network with property managers, and explore seller financing.Good luck!

This sounds like an arbitrage outreach campaign.

You could probably do a postcard campaign and draw up some interest, as there are some really bad actors out there in the property management space. 

Save them all..if you ever decide to do a campaign of your own, you will have good examples to choose from.
