If you are not familiar with lease applications/procedure/ and contracts, use a realtor to make sure you don't leave anything  out that can come back and burn you.

I am sorry you got burned by a bad resident. 

Sadly, the place burned to the ground back in 2016.

If you pay off your mortgage (which is a good interest rate), you will likely burn through that cash flow as it is more accessible, AND that money isnt working for you anymore (unless you reinvested it).  

I'm living off of cash reserves and burning through it - there is a well dry date looming on the horizon.

Problem with that is that you have to purchase a property with value add potential and then slog your way through a rehab where you burn cash on fixes and holding costs.

So, hot Zip codes, don't touch or you'll get burned.
