Totally useless for making go/no-go decisions, just like the average-only market stats from RedFin & Zillow.Stay away from AI, demographic data, and average-only market data/stats if you want to "make a data driven decision towards purchase", they are all too broad/meaningless to actually help make that go/no-go decision.

If you have a handshake/wink-wink kind of deal then you should get a Promissory note at least that outlines the terms of the loan and what happens if it default, who the loan is between, and usually in agreements like this the language is broad

I would also drive around the immediate area a bit too, so you can get a feel for the area (check out Butler campus, Broad Ripple, etc).

We don't specify Frontline, Simparica or anything else, so I suppose the tenant could construe it broadly, but the point being that we expect tenants with animals to do their part to combat fleas.

its happens as well.. but you just can't paint a broad brush.. there is a reason these homes are priced the way they are.. the market prices them for rental/ risk.. they are higher risk than others .. plain and simple.

No broad cities cashflow great right now with managers, some look good on paper but they just have more costly hidden issues then the lower cap rate cities.
