That said, I'm still working my way through a boggling number of options -- SFR/Multi, BRRRR or just put the money into a freshly rehabbed property in an area with good CAPS rate, etc. 

It's mind boggling to watch people engage in business without understanding that every business is a sales business and maybe thy should first learn how to sell before diving in head first. 

Creative real estate investing is one of the most exciting businesses to be engaged in, and some of the deals I’m able to do without any of my own money or credit absolutely boggle my mind.

There is so much stuff out there online to get people such as yourself off track that its mind boggling.

I hire a "permit expediter" who knows people...otherwise get ready for a mind boggling run around, ensconced in incompetency, contradictory ordinances, and sheer arbitrariness. 

@Divanshu Arora Number 2 is pretty mind boggling, even outside of real estate.

The fact that so many people think investing can be done virtually is mind-boggling.
