One day several weeks after close, they sent me an "invoice" via email with no body, just an attachment with a jumble of line items - It included one of the two items they were getting a quote for me on (new flooring), some but not all of the items they were supposed to fix as part of the contract (with prices even though they were paying), and a few other items I was not familiar with.

I than thought it was tenants, all the "what if's"; what-if they have a fire, what-if there is a shooting, dead body, drug raid, break-in, squatters, feces art, etc etc etc.....

The foundation was already approved, permitted and finaled years ago for a 3400 sf house, and its solid and I won't be building directly on the overhang edge; but rather back away from the edge a few feet to prevent any load issues all the weight will be on the longer sides of the existing footing.

You have fixed cost so it is better to get some bodies in there so you can get market rent later.
