You might be barking up the wrong tree trying to wholesale a short sale.

I'm basically just asking what to expect as far as how much can I ball bark a build out per sq ft of a single unit.

Dogs can help but they can also be a nuisance with their barking. 

They have some dogs that bark, and bother other tenants, but they always pay on time, and don't cause much other issue.  

They will ask you for millions of details, that you probably don't have & even if you did, would take dozens of hours to gather up.Then when you ask them to provide that same information to you, so that you can vette them, they will say things like,  "Oh, if you are barking at all of these ridiculous requirements this early, then you probably aren't loan wothy, blah blah blah. 

We screen, including calling vet, charge a pet deposit and have rules in the lease about maintaining dog damage, flea/tick meds, and no disturbing the neighbors with barking.

They might as well be barking like dogs. 

We'd be willing to house-hack to get a deal, but we have two not so well-behaved dogs, so I can't imagine living in a home where their barking would disrupt others.

So I denied her application.Amazing dogs, loyal and protective of their owners, but with that comes a lot of barking and scared neighbors.

Other dogs just have a lot of bark and no bite.
