By hosting open houses?

Some hosts I’ve worked with have asked the seller to co-host temporarily while transitioning the listing to the new owner.

I was hoping to hear from the host who invested there and why but nothing yet.

Most hosts have a closet where they store extra supplies, so yes it's very important o have a locked supply closet.Hope this helps!

Are there investors here in Texas that have utilized and would recommend banks they hold series LLC accounts with? 

I have supplemental insurance so I am of the mindset that they should get rid of this bogus insurance and lower my host fees..

Occasionally I catch some cleanliness issued that I am not satisfied with which I believe is due to variability in attention to detail between people on their crew, or lack of training and familiarity with my property.I've seen mentions of the value of post cleaning pictures from hosts on other forums.
