Posting this here in hopes that other sub to 'sellers' see this and take action against these predators. ”getting it out of this sub to agreement that is probably not enforceable in most jurisdictions”“It is fairly easy to prove that the sleazy and less experienced sub to people had ill intent”Can you sight specific legal cases that back up the above assertions?

Good Cause Eviction Law Passed - 3 Things You Need To Know

@Carini Rochester I agree with Greg but to be clear Good Cause does not require a landlord to provide free housing, it just forces them go through the onerous and expensive and lengthy process of actually going for non payment eviction instead of a hold over proceeding, when the landlord knows that a monetary judgement is worthless and just wants possession of their rental unit back so they can fix it back up and rent it again hopefully to a great tenant. Also the problem with all this is that from 2019 to now, landlords have gotten used to having economically or physically vacant units and have priced that risk in.

My advice on sub to is as follows1- COMPLETELY understand the process, implications, liabilities, and possible outcomes before engaging or attempting to engage in a sub to transaction2- Complete disclosure going so far as making sure the other part understands the transaction and possible consequences3- Utilization of an attorney experienced in subject to transactions for setup in such a way that provides some protections in case of default or in case the note is called4- Have a backup plan in case the note is called5 - only use for property that has a TRUE positive cash flow unless the buyer has substantial reserves I myself have purchased 8 properties subject to, but 5 of those were commercial properties which often have notes where a subject to is allowable.
