Can anyone poke a hole in this approach ?

Looking for feedback on an approach to help grow my hospitality portfolio.   

It’s an interesting approach, but ensuring a strong screening process and a legally solid agreement is key.

Would this be more in line with the "gifting" approach? 

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

When you approach sellers with this mindset, you’ll go from “just another investor” to the trusted local expert who gets the deal done—time and time again. 

What would be my best approach, I assume find a private lender and work out some deal with them.

@Jackson Pudlo I have house hacked both ways, during my 20s and 30s in large SFHs and now as I’m approaching 50 I’m in a duplex where I rent one side and have a tenant in the other.
