It's real money vs stuff animals.

Section 8 properties are a different animal than tenants with Section 8 vouchers.Remember, prospective tenants with vouchers can live anywhere. 

Here's what I do....again it may be controversial, but there is such an enormous pool of tenants that have vouchers that I can do this and still have plenty of people...No smoking of any kind.....I don't care if you have a card that says you need "it" for medical reasons.No evictions, ever.No felonies in the last 5 years.No dangerous breed "animals" or pets  and when fully grown the pet can't weigh more than 20 lbs.They will pay for a background check through SmartMove that costs $40.00I don't care what "story" they have, I don't sign the RFTA package until they give me one full months depositI actually don't care what their credit score is because the housing authority pays most of their rent.I don't care about their oncome because the housing authority pays most if not all of their rent. 

We gutted the house and then started building all the tiny homes, extra septic and power, parking lots, animal corrals, etc.

Did you meet the animal?   

I think if people were a little more aware of/ comfortable with the fact that these human psychological booby traps not only exist, but are very easy to fall into even for the educated/experienced/professionals - it's how we're wired as animals - maybe fewer investors would get taken for these rides.

@Giovanni Luna unfortunately commercial is a different animal.

Tenant Turner doesn't integrate with video monitoring and their questionnaire to prescreen showings disqualifies for service animals for any pet restrictions, I think I remember.  

Do you want to buy something more turn-key or are you open to some level of rehab (more than just new carpet and a coat of paint)?
