Hello @Felicia West,The BP calculator or any algorithmic calculators for that matter aren't going to provide that kind of accuracy that you could hope for, however, if this tool is married with raw data from PMs that are actually managing rental properties in the market that you are investing in, then it could be very useful in making projections, but it's not end all be all.

Starting smaller is fine, but the unit has to be spa like or you will likely fall victim to pricing wars or get lost in the booking sites algorithms. 

This is my slow part of the year, and I do all the things to move the algorithm…fiddle with order of photos, change seasonality in my photos, tick as many boxes as I can, fiddle with pricing.

When you say, "I'm using the ENEMY method, AirDNA, Mashvisor, Revedy, and Pricelabs for comps and analysis" this tells me that you are relying on posts, advice, algorithms, and other people to set you up for your first property.

I've been told that it helps with the Airbnb algorithm.

I have found that AirDNA provides data that can be somewhat accurate to highly inaccurate.It is just an algorithm.

DO NOT rely on AirDNA and similar sites that just use an algorithm to analyze numbers.

Guests get to see I am an actual host (not some big corporation), cover all things to deal with fewer messages during their stay, and also get a YouTube algorithm bump for my brand as most guests watch the video all the way through.
