I do have additional coverage for the sewer since I knew it may have issues before I bought the property. 

The company I currently use for my other investment homes said they don't offer management for any co living... unless everyone in the home is on one lease.

What do you think of my essentially 7-word answer? "It's like selling pizza by the slice".  Too simple? Just right? How would have you answered? 

Was wondering if I could turn one of my spaces into an assisted living multi-tenant facility as it’s in a great area for it and can be changed with a reasonable rehab.

Just to confirm my understanding, you are living in a side by side duplex in Miami - you want to renovate the other side that you aren't living with a renovation loan?

If it pays for itself, it provides you with a "free" place to live during the off-season.

I pull permits for removal of load bearing walls, addition of bathrooms or bedrooms, addition of footage.

If you can add a legal ADU at $25k in the Austin area then you should add it.
