The rental market does seem volatile, with the higher prices only supported in the high season (may-sept lease start).

They would receive equivalent money plus an interest rate better than a savings account (plus less volatility if they wanted to put $$ into stock market).   

Too volatile for me.

Although I think if mortgage rates just hold in 6% area, and volatility subsides that alone is enough for a rally.

We are currently in the most volatile of times I have ever seen in my entire life, and that's really saying something.

And are seeking next growth markets and opportunities which are sustainable in the long run so need to be neutral cashflow or maybe slightly negative.. however capital growth needs to justify risk measure, borrowing costs and currency volatility so its very important.

I'm here to learn tbh, as I said above, I'm usually inclined to stuff that's not very volatile, but I'm open to other possibilities.
