-framing cavity's (wall floor and ceiling) should be completely filled with thermal fiber or roxul.if you have a fire door hopefully it is a insulated one and not just a hollow steel shell. a door with a threshold would be best so sound doenst transfer through gap under regular door.if the units are vibrating a lot they should sit on rubber dampers.theres 2 areas to focus on when trying to limit noisevibrations from one material through another like foot steps above or vibrating machinerythe other is airborne sounds like talking and speakersthere are many products available to help you reduce the noise unfortunately it sounds like you may have to invest some more money and time being they are already rehabbed

I think $360-$400 is a typo, since taxes alone are $1,083.33.I don't think anyone here is going to be able to contribute much of value without on-the-ground knowledge of your neighborhood and it's trajectory; the likelihood that your big expenses (like taxes) might increase rapidly in the future; what it's going to cost to repair the building; whether there is opportunity to quickly increase rents and/or decrease expenses; and whether the train tracks are an asset (commuter station) or a liability (constant noise and vibrations).Based on what you have shared, $450/mo cash flow on $100k invested (25% of $350k plus modest repairs) is 5.4%.

hi jon.we were going to line the interior of the fence with acoustifence. as of now the previous owners of the house had planted areca palm, tall egenia bushes (12 feet tall) and several variety of bushes/trees. the problem is all the buffering is on our side. their noise just vibrates off all their concrete and bounces at us.we moved into this neighborhood because i am hoping to get married soon and wanted a good neighbor hood with schools for the future when we have kids. i really wanted a family community feeling for kids to be able to play in with out me having to worry.unfortunately my fiance's father just bought the house for us.. im not sure how we would go about moving again.
