My monthly payments (mortgage, insurance, taxes) are roughly $3,600, leaving me netting about $4,600/month.I have four years left until military retirement, after which I’ll have a pension, some disability income, and rental income from this property.

When you go to a Bank or Credit Union, they can only offer you what products that bank or credit union offer. 

During this time, I found myself unemployed and having difficulty finding a new job due to not completing my degree or having formal training beyond high school or military.

I’m considering going back to work either for myself again or joking the carpenters union.

I greatly respect electricians; my dad was in the union out of Local 6. 

After 20 years in real estate and working with a lot of military investors, I can say house hacking is a great fit for you.

I’d suggest starting with local credit unions or community banks—they’re often more flexible with investment properties.

(I plan to move to Florida in a few years after my military service which will be up in 2 1/2 years, but i also want to gain my license in Florida).
