If I can find a property that just needs cosmetic updates, covers its expenses, and leaves a little extra, I’m interested.

Here is the update for everyone.

It has some updates: windows, exterior paint, plumbing.

Each window can be removed and update flashings and membranes can be installed, caulked and all the trim reinstalled.

Veteran hosts - have you noticed any impact from these updates on your booking rates or revenue?

It was built in 1900, updated in 1970 and never touched again.

Transparency, daily & weekly updates and follow-up with all concerned parties.

all of the units were updated except one, which I did put alittle money into to bring it update to date with the others, so that would have helped the value a bit I would think almost a year later. 

@Lexi Blocksom suggest you discuss in detail with @Russell BrazilYou've made a mistake thousands of naive investors have made - expecting Class A results from Class C & D properties:( In general, you'd want to compare what you can sell the property for now versus what it would cost to update it and what you could then sell it for.
