But my solution in your case would be to frame out a dividing wall of 2x4s and either drywall or if the basement is prone to taking on water then I’d look for something waterproof as opposed to the drywall.

The way I see it is I am 2 years into the amortization of a 10 year land loan anyway… so it might be a viable solution. 

I don't have a solution but I think a real estate attorney or a title attorney would be a good person to talk to.

Not saying what they are saying is wrong but there might be a simpler solution. 

So the deal ends up falling out or they take forever to find solutions.
