How did you come to have expertise in the eviction rate in NJ?

I welcome and encourage anyone on the forum to chime in if I may have misrepresented anything, but this has been my mental model after spending countless hours running through different scenarios.I dont have a heloc personally but just curious are they all fixed rate / or are some of them variable when rates rise the interest rate rises or when rates fall the interest rates fall.   

The insurance costs for small multifamily in Florida, especially with older builds, is rising and rising.

One difference was to have two properties appreciating (though at very different rates as they were in different areas) instead of 1.

Even at a high cap rate you've got several million dollars of market value here, so I'm curious about your base numbers.

The main downside is being dependent on the HOA—issues like poor management, rising fees, or unexpected assessments can hurt your investment.

It’s on the rise but you just have to be selective regarding location and try to go for turnkey or keep it minimal regarding rehab  So you don’t have a nightmare story trying to manage a rehab from Out of Town. 

Not saying I'm an expert in all of this but, this talk of rising rates and Due on Sale being called in just doesn't make sense. 

I have riders in my policies that boost my stated dwelling coverage by 25% in case costs rise.
