So many state so few time - I also like many parts of Georgia, Mississippi, North Carolina (Southern States) which are pretty landlord friendly and have lower property tax.

I could lose my Florida house in a hurricane and move into my North Carolina house or my Tennessee property.

So be careful.One work around that would be for you or your wife to form a single member LLC that can be taxed as a sole proprietor in NC. 

I work, live and play in Charlotte, I'm from Asheville, and I've lived in NC for almost 30 years.

Of course I am considering Sevier County TN, but there are so many new rentals coming on in this market, and I am thinking the supply will outpace demand.So, I have been looking into other markets for this concept -- namely Chattanooga, North Georgia, surrounding east Tennessee areas, and even NC Mountains (Robbinsville etc.)In these other markets, land is about half the cost, and they are much less restrictive about the structures / STR regulations etc.
