Always know the trade-offs.If you do a long term rental and are OK with potentially weaker appreciation, your money WILL go a lot further in NE Raleigh, Wake Forest, Garner, Knightdale.

(Of course not every part of the suburb - but just generalizing)Doesn't mean there aren't solid spots in Philly to invest in like: Upper NE Phila and part of NW Phila.

Around the federal triangle sure, but in parts of NE, NW etc. there is no reason you could not have 30-40 story buildings.

Just looking forward to learning more as the time goes on here in bigger pockets and in the Lincoln, NE area. 

  $695 is fairly typical in Nebraska with there being some a little lower and some quite a bit higher.

I know this is getting into some state specifics (I'm in Nebraska) but It would be good to know what is done by you folks so I know how to talk it over with the attorney.
