Are there property managers who specialize in managing housing for section 8 tenants?

My question is: when wholesaling, after finding a great deal, do you need real proof of funds to the get the property under contact or is there a way to get it under contract, find a buyer and complete a double closing/assign the right to sell without actually having the cash for the property?

We both run our own businesses but we feel that real estate will help make sure we both maintain our life plans of not needed to work as much any more.

For FHA loans with less than 10% down, the monthly MI is permanent - it lasts the life of the loan, no matter the LTV down the road.

It doesn’t cost you anything and gives the tenant time to rearrange their entire life around your decision.
