Marc, Our lease states we cans show the property during the notice interval, and access by the landlord is authorized for showings and inspections.The first step is to visit the property to "preview" it for the marketing, and you can note any big issues that may delay occupancy, and even stress to the residents what they could be docked for.I always tell the residents to protect their valuables because its hard to track other people's children during showings, and the more they cooperate and the faster the house leases, the less time they have to tolerate showings.I've had perfect houses occupied the next day.I've had disasters that need six weeks to prepare.With this effort and a mid-lease maintenance inspection, there are fewer surprises.

Of course, those both those things aren't always possible which is why you'll sometimes see price reductions at regularly scheduled intervals but that is somewhat dependent on the number of previous offers, showing history, repairs, etc.

If you are a bookkeeping client, I will have either prepared your books myself or checked over your work at quarterly intervals throughout the year at a rate of $25/hour so that in February, I already know your books are pristine and I can proceed with analysis, data entry, review and offering opinions for future tax savings (assuming we didn't do a tax forecast in the fall like we should have).

The software I worked on also lets events recur at regular intervals, so you could enter one event once; set it to recur, say, every 30 days (or whatever custom period), and then you'd be able to see on an actual calendar a list of what your day, week, month, or year looked like at a glance.Is this for rental properties?

That's usually a good interval on termites to keep them controlled unless you see a specific problem beginning and need to address it.
