The interior is a total gut: new insulation, sheetrock, plumbing, electric, kitchen, bathroom, doors, windows, and landscaping.

One demanded we paint the interior the color they wanted or they wouldn't renew their lease.8) MoveOut damages typically exceed their security deposit.

Get a gander at your competition and see what they are offering and take it up a notch.You might check Fiverr or TaskRabbit (not sure for interior designer) and see who is out there.They should be able to help you out remotely and without spending a ton of dough.

Same with interior pics, I lightened some, lighting is important.

How will interior light affect the result (cool white, daylight etc)?

Are you doing the interior TI build out or are you just building the shells and the future tenants will be responsible for building out their units as needed? 

Everything looks great....one little thing, in your description of 'EXTERIOR', you have a lot of interior stuff listed.

People that have experienced the smell coming through the walls via the interior voids will tell you it is quite potent, persistent and annoying.

Again, this is a conversation to have with your accountant to ensure the benefits would outweigh the costs.Another misconception is that there is little value in a cost seg study for properties that do not have a lot of personal property in them or very little interior build out, such as industrial warehouses.
