I purchased a rental unit and did some private funding in 2016, and I will probably expand this business by doing more deals.

Any advice that can be shared to try and get over this hurdle to be able to expand our portfolio? 

From there, you can expand your holdings into more multifamily / commercial multifamily.One of my mentees, @Steve Kenney, has a decent amount of multifamily out there and is an investor focused agent.

I'm currently focused on expanding my portfolio of leased properties for short-term rentals.

A big part of it is the lack of inventory—there just aren’t enough homes for sale, and Long Island isn’t exactly expanding in size, so demand keeps pushing prices up.
