Another option could be to talk with the local cable provider to see what kind of marketing package they will offer. 

Nobody pays me to stay home and meet the cable guy or the appliance technician.

We log in weekly to pay any bills and then invoice the tenant.Most other utilities (cable, internet, etc) we don't get involved with since they are not requirements under our lease agreement.Good luck!

Will you provide cable/satellite or make people stream?

I had a mother of a college student call complaining because we told her the house was cable ready (meaning there were cable lines already installed-and trust me, we explained to the daughter what utilities were included in the price and what wasn't) and she was very distraught when she connected the line to her tv and got static.

Then add cable with a turnbuckle towards the center of the beam to hold it up a little bit. 

I'm planning to keep my day job and probably look to partner with friends and maybe cabl dabble in some hard money. 

How important do you feel it is to provide tv and cable for guests?

That is why you should request to review all contracts related to the property (not just leases, but other service contracts too, like pest control, cable tv, etc. that the owner may have) during your due diligence period of escrow.
