Looking at rentals for college students

For instance, Berea is a charming college town, but the combination of local taxes and less favorable price-to-rent ratios makes it less appealing for investment compared to other areas in the state.Agree here! 

This is in a town that has a very good Private College - Baylor University.

If you plan to attend college that location might be a great place to start.

Currently we both work remotely and just graduated college.

College students or families?

For example college rentals generate some of the highest ROI of properties I come across in New Jersey but it depends on the school and location of property.

I have college rentals and plenty of clients with college rentals around Seton Hall in South Orange and Maplewood. 

I'd target areas near colleges or transit hubs for affordable properties, and I’d look into financing options like FHA loans or creative financing to make the most of my capital.

I am a current Senior at Catholic University of America playing Baseball and finishing up ny accounting degree. I will start work with EY as an auditor in the fall and have recently begun studying for the CPA exam.
