How many electricians would hang up the belt and wait to die.

Your cleaner (have a back up one you use as well I suggest) from Turno or local Facebook groups and then handyman, electrician, HVAC, plumber, landscaper, etc from local facebook groups, thumbtack, or google. 

Could you have the house rewired and plumbed by the world's slowest plumber and electrician?

I do some construction myself and have an extensive team of framers/ electricians/ plumbers / HVAC ect. 

Spoke to a HVAC contractor saying about 7k for HVAC work and 1K for electrician work total 8k but overall may improve tenant experience and maintenance charges to me but bit more price to put upfront

I have cleaning services, handymen, plumbers and kind of an electrician I call should the properties need something.

I have almost an acre and would love to get some upgrades done on the electrical and start specking out an ADU but because of my experiences so far with everyone from electricians to handymen to landscapers I'm holding back for a while.

This will just turn into a ventfest with everyone complaining about how they can’t find good cleaners, Handymen, Plumbers, roofers, lawncare, snow plow, electricians, etc etc etc.And everyone complaining how they had to fire their last cleaners because cleaning crew members got in a huge fight in the front yard and started throwing things at each other…And how they had to fire the cleaners before that because they showed up drunk…And how they had to fire the cleaners before that because they never even showed up…

My friend said his client nearly bailed when she found unexpected wiring issues behind the kitchen walls..apparantly the seller hadn’t touched that electrical since the Reagan era..but with a patient electrician who understood the local code and a carpenter who improvised a shelving trick in the diningrom, they ended up selling above asking.Flipping and building can get tricky, especially once you start thinking bigger.
