@Nedim Tokman, I have never heard of Dolf De Roos, so take what I say with a heaping amount of salt: on LinkedIn it looks like his experience is with "property prosperity".

With regard to the fees that is much less expensive than a Delaware Statutory Trust where fees can be upwards of 20% which is totally unacceptable unless you have absolutely no other options.

We aren't permitted to charge tenants utilities unless they're separately metered in Delaware

I'm in a group for STRs in Delaware, and we had one lady get scammed out of around 4K.

By sending a check, in many states, if the tenant cashes the check they are de facto agreeing with your damage assessment and will have little ground to dispute your accounting.  

My properties are in Delaware County, PA and mostly 3 bedrooms and 1,152 sqft.

But the state (Delaware) just enacted a 4.5% tax effective in January.
