I am not familiar with Avail and whether a LL can view credit history.

Some credit unions or local banks offer portfolio loans that don’t stick to the 4-unit limit, which could work well here.

Also, VA loans allow for 100% financing with no PMI, and are more forgiving in low/moderate credit score scenarios.

Sounds like the person knew what was going on with their credit report as they have filed reports in the past. 

No recourse to my credit or business credit since I'm not listed on the original mortgage.  

Here's how I'd suggest proceeding: - Make it clear in the listing what your requirements are for Credit, Criminal, Credit, and Eviction.

You’ve already got some huge wins: savings, good credit—that’s half the battle.

What matters more is whether the borrower in question has the (i) time, (ii) contacts, (iii) experience, and (iv) ability to effectively communicate & package their loan request to banks & credit unions in a way that is compelling to those lenders. 

Also would like to know of any local credit unions with portfolio lending options.

Local banks and smaller credit unions are most aggressive in this space.
