I know if they lose their job, they will notify the housing authority and then the housing authority will adjust accordingly and pay all the rent.Like I said there is plenty of info right here on BP about how/why to rent to tenants on Setion 8, and this was before Covid.I have rentals in Contra Costa County and Alameda County and for years have only placed Section 8 tenants in those rentals because I know how tenants can abuse the system in a tenant friendly area.

To me, these are no different than college degrees (and some cost as much or more): you wouldn't major in engineering if you wanted to be a marine biologist.  

Turnovers cost a lot of money.

That means the same kind of financing that you will find for an STR in East Tennessee will be a far cry from what you would find in Costa Rica. 

Tanks are 220 gallons each, so it does cost a pretty penny to fill them.

Unless you have a 0% LOC, any amount of LOC taken out will cost a little more than the original amount because of the interest accumulation. 

We really like Costa Mesa and Dana point I found out that they are revitalized the Harbor in Dana point. 

So, this cost a bit more in closing costs BUT your are out 34,750 plus closing costs instead of putting down 25% of the 340k which 85k plus closing costs. 

Your job should cost a minimum of $3,000.

There are other small softwares that cost a bit less.
