I hired a licensed mold assessment company and after they got the results, the referred me to the mold remediation company which it has to be according to the Texas law.

You’ll send the contract to a title company that works with wholesalers (some don’t), and they’ll check for any title issues and handle closing.

I would suggest taking a look at Columbus Ohio because it has everything mentioned above and there's so many companies moving/developing here.

If the person is already negotiating and finding deals there are two options in my opinion:1) Hire a good real estate attorney and have them on retainer...pay a flat fee for looking over the contracts and doing title work2) Work directly with a title company and offer to pay them a higher fee to handle transaction coordination.  

Being out of state, I feel more comfortable with PM company.
