I will be making $55-$60/h by the time I’m certified at 21/22.I am also looking into side hustles to increase my income such as flipping cars, reselling etc.As of right now I have around 8k saved, and 5k invested in stocks.Obviously I cannot buy a property with just a few grand right now, but basically I just want to ask for any advice or tips you would give to me or your younger self when you started.I usually listen to audio books on personal finance and business while working instead of music to further my knowledge.Any sort of advice is welcome, books, podcasts, methods to learn about.

I would add a suggestion to work with a NAR certified international buyers representative and a licensed realtor in the state of Quintana Roo, ask the agent to send you his license unfortunately very few brokers here are licensed.

I also have lost out on a house because I was some dollars short of the 10%.I know the area and property quite well, and familiar with the foreclosure case for the particular property in question.The reason I ask is, because I am not physically in the area and wanted to see if any service exists, where they can bid on your behalf, when you tell them your maximum, and perhaps hook up with a HML, where the 10% down payment in certified funds is not a hinderance.
