Looks like you already have a couple of potential experts on the subject raising their hand to help.. maybe you should direct message them and choose / hire one that seems to be the best fit.

I know a veteran in SA that wants to sell but it's more fit for an assumption with little equity in it.

I do have a property that has plenty of parking, seven rooms/bedroom that would and could be a good fit for a pad split layout in my opinion.After looking at some of the reviews, I became less convinced than ever up into this point.

I am a member of a number different REIA'S around the country, and enjoy going to meetings.I'm not sure if this would be the right fit for you, but a number of the investors that I have worked with have looked to new construction to find duplexes.
