Multifamily Millionaire Book Bundle – BiggerPockets Bookstore I think by reading those you'll get a better sense of where you want to focus on multifamily and from there you can continue your focus on what type of analytics/underwriting makes sense.

If you don't want to get your lenders in trouble, pick up a copy of Lend to Live in the BP bookstore for both of you to educate yourself on how to do it the proper way so that it's a true business transaction and not cutting corners just because you know each other personally. 

There is a clear, easy to read book, probably available at your local library or bookstore, by that name, and a website and an active forum, (of the same name) to ask questions and get responses.

Rather than go into all the specifics I would suggest you read some underwriting books to understand how to analyze these larger deals.A few that come to mind are:- Multifamily Millionaire Vol 1&2 (Bigger Pockets) Multifamily Millionaire Book Bundle – BiggerPockets Bookstore- Hands Off Investor by Brian Burke-  Definitive Guide to Underwriting Multfamily by Robert BeardsleyThere are many others out there, but I would suggest starting with those.

the book in the bp bookstore. i did the rookie boot camp 2y ago that i imagine this book is kind of based around, and one of the first steps was picking your strategy. the tough part is: THEY ALL WORK. but they all require different skill sets, different amounts of time, and will create a different-looking life for you once the ball is rolling. you have to lay out what skills you have, what you do and don't like doing, how much time you have, and what your vision is for your investor-life 5y down the line, and choose the strategy that aligns best with those things.

"Long-Term AirBnb" sounds like an oxymoron tbh - I think they are probably whats now being called "Medium Term Rentals" which is using platforms such as airbnb for stays greater than 30 days but less than a traditional 12-month lease.I'd check out the Medium Term Rentals forum here on BiggerPockets and the book on MTR published last year in the bookstore for more info!
