However, alternatives like a Self-Directed IRA (SDIRA), a 60-Day Rollover, or a Roth IRA Conversion can help you avoid penalties.A SDIRA allows you to invest directly in real estate while maintaining the tax advantages of your IRA.

Tax Breaks- I am not an accountant, but I recommend conversing with one to see all of the benefits to owning a rental property.

Does entire foundation needs to be replaced on these conversions or is the existing garage foundation enough? 

Price point for duplex conversions are not bad with some sweat equity.
