Landlords should not be listed as an "Additional Insured" as that implies they have insurable interest (they don't) and have authority to file claims or receive coverage (such as in a lawsuit) from the renters insurance.  

ALWAYS verify the unit count and Certificate of Occupancy with the AHJ (Authority having Jurisdiction) BEFORE purchase.

Are you aware of some actual legal authority that validates the IRS opinion on this issue?

I would let the tenant know that he is not authorized to live there.

They asked for more—$15k to be exact, after not even being authorized to live there and or bothering to work things out with us all year; apparently, the John Doe in the house has PTSD and just finished dialysis (neither of which we knew since they never talked to us!)
