I'm sure you will need tools to find deals (eg price/sqft etc), estimate rents, calculate cash-on-cash returns, cap rate etc.

I'm open to properties were cap rate is around 10%+ and Return on Cash is 10%-20%. 

Are there any caps on pass-through expenses?

How much cap ex is left to do and do you have to do any of it before a tenant moves in?

The "variables" you speak to could mean this is worth every cent of a 5.4% cap rate to "I wouldn't touch this for a 12 cap".  

While I know Brandon and his team has experience, the going in cap rate is very low for MHP (I was told mid single digit).

When it comes to good cash flow, I’m usually aiming for something with strong upside potential—higher-end of the affordable market, in a gentrifying area, with a double-digit cap rate around 10%.

The properties themselves often have flaws and outstanding cap ex items that are wrongly ignored.  

I don't believe there is a cap on the number of accounts you can link either.

I suggest keeping track of these key features which range from cap rate to, cash flow, ROI, and asset comparison.
