It “sounds” like there are 12,000 more home for sale than in 2019 when there were 160k homes for sale.

I eventually tracked down the lady who owns it, gave her a call, and we had a friendly conversation about her house and real estate deals of her past.

Assumptions (the lender is involved in the process and it goes through underwriting like any other loan)   A new deed of trust with right of foreclosure including Due On Sale is typically involved.

@Jerry Velezif a property is owned outright with no mortgages, debts or liens on it, then it can (potentially) be purchased on seller financing.
