Blue Crane (grandsons of Sam Walton) has recently acquired a big chunk of property in Bella Vista and has plans to do some mega developing there.

Personally, I invest in SoIN (New Albany, Jeff, etc) and have done really well with my LTRs there.

Simple, the MTM tell them they need to go, I am not certain of PA laws, but I think a 30-day notice is sufficient, and or cash for keys  Well my lender said I can not qualify for an owner occupied loan unless one of the properties is vacant.   

Location is important to both, a well built property in the wrong location can be a big loser. 

I'm sure you could...as long as you're actually paying that expense to someone...oh wait, that person would be yourself...so you'd need to both record the income of you paying yourself as well as the expense of yourself paying you. 

Littleton is one of the few cities that don't have any restrictions and have told me they don't plan to enact any. 

If he doesn't want to do that, boiling water works well-but make sure it is very targeted.My guess is he's trying to push you to see how far he can go because you're a new landlord and a woman. 

Check with your city/county zoning and planning to make sure it’s zoned for what you want to do.  

Just be cautious and make sure you have a solid plan to pay it back, as this can be risky if the deal falls through.3.
