Since they are "free & clear" the question to ask each lender that you talk to is "do you have any seasoning requirements" Find the ones who will lend today without making you wait 6 months or a year.

If you're really intent on buying a Detroit war zone property just wait two years and you can probably buy the same property for $120k. 

I don't think anyone is really waiting for a "crash".

Otherwise if it’s axmonth to month i would wait until after closing and you can do what you need or want to. 

I have been doing my research with residential wholesales because I've been told that this is a good place to start, especially if you don't have thousands of dollars to start out with.
