The stressful part of that is if you are purchasing through a wholesaler and need to put down $5k without an inspection period. 

Trusting the sponsor will be paramount to you sleeping at night, and I can't stress that enough.

Once you get reliable numbers think about your time and stress level and you should get a good answer.
