Is there anything unique to be concerned about that you guys are aware of (liability, maintenance, etc)?

This is usually defined by the plan, and typically ranges from age 55 to 65; however, the actual retirement age may vary among plans.

States differ but in my state I can usually buy houses in the 80 to 125,000 range like this. 

The seller of a unique property accepted our offer a month ago and we are set to close in about another month.

Thought of a buying/selling a used single wide in the 50k range.

Everyones borrowing ability and down payment ability is different.Cap rates in the metro area generally range from 3% to 7%.

Budget range is in the vicinity of 150 - 200k and not fussed on property type.

with addenda and disclosures you could easily be in the 17+ page range to present to a seller, its kinda nuts, they tell us we have some of the toughest real estate laws in the country.
