The HELOC is used for Rehabs and the the LOC is used for unexpected expenses until I have appropriate reserves for that property.

You are assuming 30 year / forever hold period which isn’t true for many people for many reasons2 you are also assuming that if the heater broke, you have additional funds to fix them - if the property is not cash flowing, any unexpected maintenance/ longer vacancy will force you to put in more money which is not sustainable- positive cash flow helps u survive these downturns for a longer period and makes a huge difference in your ability to hold it forever

Admittedly, a continuous run of aluminum wire does not present a problem but when the Al wire is subsequently connected to outlets, light switches & especially spliced to other branched circuits (buried within junction boxes), these connections can & will by the metallurgical nature of Al oxidize.

Yes it can be very problematic , if you hire out lets say the drywall hanging and finishing , and they take an extra 4 days over schedule , this will push the GC"s painter out .Now that painter will have to reschedule , but they are already promised to do a 2 week job in that time frame .

So a quick unexpected few thousand more....You should always get the place appraised, not rely on town assessments.
