You may be able to negotiate a better deal with a tired seller.And of course look for off market deals!

Something tells me that it would be difficult for you to give someone a jump start, change a flat tire, encounter an intruder in you property, encounter a dead body in your property, encounter an overdosed person in your property, deal with escaped rattlesnakes, deal with prostitutes, etc.

Problem with FCI is there are a lot of tire kickers who don't know what they're looking for.

Stay with them until they grow tired (you'll know when), and/or you are ready to go onto step #2.2 - Pay for it.
