Account Closed Great point on "buying a job" But if you think about it, when an investor buys residential(commercial or true residential) property and self manage, aren't they also buying themselves a job?

I have to basically call the state in to do a study to find that the apartment is uninhabitable (which it is far from) for the tenant to vacate...

Obviously though, if the tenant the OP is referring to has an eviction history or as a package was just a poor applicant, then yes, the PM should be held accountable for just ramming whoever into the unit to fill the vacancy.
