The washer is working fine.I'd do absolutely nothing except to thank my lucky stars for this great tenant who is working and earning money and paying the rent on time, and washing things that could be just thrown all over the floor instead.Tenants are people who live lives and wash things in washing machines. 

@Wesley W.Where's the screening step in your process ... where you pull the applicant's credit history (consent form signed as part of application) and run a background check?

If it's a nice, smooth no-hassles move-out, I and the owner I worked for thanked our lucky stars and let a few minor things go. 

Replacing rotten wood due to water damage is not.Thank your lucky stars you have a tenant who calls you when there is a problem.

@Wesley Kuo you should not trust your gut feeling, because you don't have enough experience to have a valid gut feeling about screening tenants.

Every increase would stand to jack up that rent to income ratio still further - 43% and rising.So neither applicants are star tenants in my view.
